Building your dream home can be an overwhelming experience, so at NICHE Building Solutions we guide you through the whole process to ensure the experience is as stress free as possible
Step 1Initial Enquiry
You will receive an enquiry questionnaire with a detailed e-brochure.
Step 2Initial Consultation
You will meet with Peter and discuss a number of items that will include the site, your lifestyle, timelines, budgets, wish lists, inspirations folder, design styles, levels of finish, standards of fittings, and finance.
If you require plans, we will discuss your requirements and advise of various designers and consultants that will be required for the completion of plans. If you already have a set of plans, we will discuss various items that will create the basis for our detailed quotation.
There is no charge for this initial consultation.
Step 3Design Stage & Preliminary Agreement
If you feel comfortable with our process following your initial meeting with Peter, we will enter into a preliminary agreement that will cover the costs of the next stage of the build process.
At this stage we need to engage various consultants to ensure the accuracy of all the work that is to follow. These include the following
- Detailed survey report to show all contours, structures and easements that concern your lot
- Soil test report to show us what the foundation material consists of and ensure the adequacy of the structural design
- Preliminary architectural drawing based on our conversations with you, and the limitations of your land. These will include the following
- Provide a Concept Design including Basic Floor plans, Site plan and Elevations
- 2 x sets of Minor/Moderate changes are included in Concept Design (Number of changes begin once presented with initial concept drawings)
- Standard appointment with our Colour Consultant to choose external colours
- Coloured 3d perspective of your final design
This information will then be compiled and our initial costing will be carried out. We put a lot of time into this stage of the process to ensure that we are can provide you with a fully detailed costing for the house that includes as many of the features you have requested are included in the design and the costing.
There is a cost involved in that stage of the build process that will vary dependant on level of documentation you already have in place, and the level of expertise required for your preferred design on your lot.

Step 42nd Design Stage Meeting
If you have engaged your own architects and consultants, we will require a second meeting to review your plans and finishes to enable us to provide a detailed quote.
Step 5Final Documentation
Once you are happy with the plans, and upon acceptance of our detailed proposal, final documentation is presented.
Final documentation will include Architectural Plans, Structural Plans, Specifications and a Residential Building Contract. All of which will have to be signed by both parties.
At this stage we go through the approvals process with council and private certifiers. In order to complete the various applications, we will be required to engage other consultants to prepare reports that are required for the approval to commence construction.
Upon signing of the building contract, a 10% deposit will be required for the completion of the approval process.
Two weeks from receipt of your deposit, you will receive a detailed schedule and timeline for your project.
Step 6Construction Begins
All approvals are complete and we can begin construction.
Peter will hold a pre start meeting with you to thoroughly explain the process from this point to the completion.
At all times you are encouraged to communicate with Peter because only with your input combined with Peters’ passion and eye for detail can we complete the project to the standard where everyone is happy. We encourage your participation in the build process and we will request your availability for a fortnightly site meeting where you can meet with Peter, walk through the construction. At this stage if we notice small details that require alteration, it is often easier, and therefore less expensive to make the changes as we go, rather than after completion.
Step 7Pre Handover Inspection
Generally, a week prior to handover, you will walk through the nearly completed project to ensure that you are completely satisfied with the product that we have completed.
Over the following week, we are finalsing any minor items on the home and preparing your handover pack that will include all certificates required for Occupation, warranties, instruction manuals and other documentation.
Step 8Handover Day
Congratulations, we have completed your home and the time has come for a final walkthrough with Peter. Your home is ready for you to move in.
Upon final payment, you will be given the handover pack, and all the keys and controllers for your home.
You will complete a final walkthrough with Peter noting any items that may have been missed on the previous walkthrough, testing all remote controls, light fittings and other appliances.
We will discuss the procedure we follow for our maintenance period inspections and completion.
